How this comparison works

Daily rent = monthly rent × 12 ÷ 365. Rent earned = 12 months of rent minus the rent lost during your vacancy days. We then subtract your cash concessions, leasing costs, and turn costs.

This uses one 365-day period, even in a leap year, with constant rent and full collection after vacancy. Daily amounts are displayed rounded; vacancy is calculated from the unrounded daily rate and rounded once to cents. Enter total vacancy within those 365 days. Costs above earned rent can produce a negative result.

Mortgage payments, property taxes, insurance, ongoing maintenance, utilities, management fees, income taxes, and changes in rent are excluded. This is not net operating income or a full investment return. Enter a rent credit as a cash concession; do not also count those rent-free days as vacancy.
